We will search for you

Can’t find what you are looking for? Fed up of searching the media? Stressed out because the one you thought you wanted has just been sold? Running out of time? Then relax and call us without delay. We will provide a warm  “Welcome” and send out our resident property search agent to find what you want, arrange the survey and valuation for you and negotiate the purchase, subject to your instructions. If you really want to be lazy or you are just too busy then we will instruct solicitors and arrange the entire deal for you. We use an independant mortgage broker to arrange finance, if you require additional funds. Call us for an initial discussion of your dreams, aspirations and hopes then lets talk location, size, land and money.  Once we have agreed a fee and we have accepted your instructions our office will get busy upon your behalf.

Lease Extension and Enfranchisement

If you need to extend your lease on a flat or buy the freehold of your property you will need to know what it is going to cost you.  For that information a surveyor will need to visit your property, to confirm its present value with a long lease, and after examining a copy of your lease, the valuer will calculate the likely Premium payable.  An initial discussion is entirely free to call.  We will happily discuss with you in confidence your individual requirements and we will answer all your quiries. There is no obligation to proceed.

Valuation

We prepare valuations on all types of residential and commercial properties for probate, inheritance tax, capital gains tax, council tax, remortgage, transfer of equity, marrital or parnership division, property purchase, property sale, lease extension premiums, equity release, mortgage lending and private confidential valuations advice for any purpose. We also negotiate discreet sales and purchase agreements upon your behalf. For Right to Buy, Right to Aquire, Staircasing and Help to Buy valuations our standard charge is £249.00 inclusive of all costs less 10% in our sale. If you are an investor we specialise in HMO and BTL property and Ground Rent investments.

Building Survey

This survey is a more detailed report, which is more appropriate for houses in excess of 100 years old or that have been extended, are unmodernised properties or where there are obvious concerns about a building´s structural integrity or services. A building survey does not normally include a valuation. Please add £100.00 to the basic survey cost of you want a valuation to be included.

Home Survey Report & Valuation

This is a detailed yet concise survey, designed to highlight urgent or significant matters that you should bring into the negotiation of the price before you legally exchange contracts. This Home Survey Report includes a Market Valuation and a Valuation for Insurance Purposes. The Home Survey Report is the most popular and cost-effective way of obtaining peace of mind before purchasing a property. The price includes all property from flats to houses of up to one bedroom.  See the price panel below for a two, three, four or five bedroom house or flat.  Please call us for the price for a larger property or for property with a value over £750,000.
